Nvidia has secured leases valued at up to $50 billion for a sprawling AI data center campus in Nueces County, Texas. The deal involves Hut 8's Beacon Point facility, designed to support hundreds of thousands of Nvidia GPUs, marking a major move beyond chip sales into controlling essential AI infrastructure.
According to Hut 8, the agreement consists of two long-term leases totaling 15 years. The initial lease was announced in May 2026 for $9.8 billion and 352 megawatts of power capacity, with options expanding its value to $25.1 billion. A second lease in July 2026 doubled the contracted capacity to 704 megawatts, bringing the base contract value to $19.6 billion and offering room to grow to $50 billion through renewals.
From Crypto Mining to AI Powerhouse
Hut 8’s background as a Bitcoin mining company equipped it with experience in managing high-demand power and cooling infrastructure 24/7, a critical advantage for the power-intensive AI workloads now running at Beacon Point. The company secured a 1,000 megawatt utility interconnection through AEP Texas before completion, showcasing a “power-first model” approach that prioritizes energy availability.
Nvidia plans to sublease portions of the campus to hyperscalers and cloud providers, expanding its reach into the AI delivery ecosystem. Hut 8’s stock surged following lease announcements, reflecting investor confidence in partnerships with a $5 trillion tech giant. This deal signals a shift toward not just providing AI chips but also shaping the infrastructure that powers the AI revolution.
